  • We have a strict cancellation policy. To receive a full refund, guests must cancel within 24 hours of booking, and the cancellation must occur at least 30 days before check-in. If a guest cancels 15 days before check-in, 50% of the reservation cost will be assessed. If a guest cancels between 0-15 days before check-in, 100% of the reservation cost will be forfeited.

    Bookings cancelled within 24 hours for dates less than 30 days away will be assessed a $75 cancellation/rebooking fee.

  • Your initial reservation accommodates two people in your price. You can have 1-2 additional children in a unit (an additional $50 charge/child) added to your reservation based on their age. You may have 1 child up to 12 years old or 2 children under 7 at which an accommodation can be made to fit both into your room. If your children are 12+, please book an additional unit as our units are not equipped to fit a party of four.

    If you have a pet included in the mix, we ask that you do not have extra guests in the room.

    ACCEPTABLE:

    2 adults, 1 child (7 years old), 1 child (4 years old)

    2 adults, 1 child (12 years old)

    2 adults, 1 pet

    NONACCEPTABLE:

    2 adults, 1 child (7 years old), 1 pet

    2 adults, 2 children (12+)

    2 adults, 1 child (12+), 1 child (6 years old)

  • Subject to availability, we have one (1) pet friendly unit. Treehouse 1: The Finger Lakes Treehouse unit is the only unit that can accommodate a pet. An additional pet fee of $100 must be added for pets. Complimentary dog beds available for use. Please pick up after your pet and stay on leash at all times.

    *Violators of our policy will be assessed a $250 regulatory fee

  • Onsite amenities include:

    1 private wood fired hot tub for each treehouse unit (Included with stay)

    5 person communal electric sauna (Included with stay)

    Pickle Ball court (Included with stay)

    Bike rental (Included with stay)

    Personal fire pit (Paid add-on)

  • You will receive your check-in information 24 hours in advance of your stay with lockbox information and code. Please adhere to the check-in time of 3:00 pm and a check-out time of 11:00 am. Housekeeping is scheduled accordingly and will be ready based on your expected time.

  • Please click on “book now” in the top right corner to explore dates and availability. Prices fluctuate based on time of year and day of the week. Please enter your dates to generate available units.

    Click the unit you would like to book and submit payment information. Pricing is broken down at this point of the booking process. See the bottom left for price in addition to the top of the website.

  • Yes, there is a kitchenette in each unit that comes equipped with a small refrigerator and small freezer, a two burner electric stove top, a microwave, sink, mini pots/pans, a set of wine glasses, a set of coffee mugs, and utensils for cooking a simple meal.

    Additionally, if you are looking to grill outdoors, we have a communal charcoal grill for use at any time for guests. Charcoal is not provided and may be purchased at the clubhouse store.

  • The interior finishings vary slightly over the five units but all amenities and offerings associated with your stay are the same across the board.

  • Please respect your neighbors and the serenity of our property by limiting excessive noise in communal areas to no later than 8 pm. If you are found to be the source of a complaint we will ask you to leave the property.
